If you are selling, we assist you in undertaking the necessary inquiries to prepare a thorough and complete Section 32.

• In arranging the discharge of any mortgage with your lender;

• Attending to government requirements relating to foreign residents' withholding tax and GST withholding provisions;

• Arranging for the early release of deposit before settlement where appropriate;

• Completing all settlement arrangements on PEXA electronic platform with all parties;

• Liaising with your agent at all time;

• Attending to all post settlement requirements;

• And most importantly keeping you - the client informed throughout the process.

If you are purchasing:

​

• Reviewing Contracts in anticipation of an auction or the making of an offer including making inquiries of the vendors representatives if necessary;

• Assisting in all matter of due diligence;

• Liaising with the finance provider and making sure all special conditions in relation to obtaining finance are met;

• Lodging a caveat to protect the purchaser's interests under the contract;

• Preparing for settlement on the PEXA electronic platform

• Reviewing whether the Vendor's deposit should be reflected prior to settlement upon receipt of a Section - 27 Statement;

• Advising you in relation to progress generally and in particular in relation to settlement and the amount required for completion;

• Preparation of statement of Adjustments;

• Attending to post settlement inquiries.

We also undertake the conveyancing work associated with deceased estates and interfamily transfers (where appropriate).
